Is SilvaWell Limited a registered company?
Yes. Silvawell Limited is a fully registered Nigerian company with the Corporate Affairs Commission (CAC), registration number RN 7186725, and is listed with the Special Control Unit on Money Laundering (SCUML) of the EFCC, with registration number SC 121802703. These registrations ensure that our operations comply with Nigerian corporate law and anti-money laundering regulations. How long has SilvaWell been operating?
Silvawell Limited was formally established and fully registered with the government in 2023, but our management team has been actively involved in agricultural investment since 2019. We started with oil palm, greenhouse farming, and high-value crops such as watermelon and cucumber. Our work in watermelon and cucumber farming achieved significant success and was recognized by the Edo State Government under Governor Obaseki, earning us farm inputs and other incentives.
However, scaling annual fruit crops proved challenging due to the continuous planting and harvesting cycles, high risks of pests and diseases, and sustainability issues. Through this experience, we discovered a more sustainable, long-term model for oil palm investment that eventually became the foundation of Silvawell Limited. Since its establishment in 2023, the company has focused on professionally managed oil palm agro-real estate, offering investors a secure, productive, and sustainable avenue for wealth creation.
Where are the farms located?
All Silvawell Limited oil palm estates are strategically located in Edo State, Nigeria, a hub of agricultural productivity and one of the country’s best regions for long-term agro-real estate investment.
Our Phase 1 estate, fully sold out, is at Iguoriakhi, after the Edo State College of Agriculture and Natural Resources. Our Phase 2 estate, also fully sold out, is at Obayantor, off Upper Siluko Road, before Ovia River. Our Phase 3 estate, currently in pre-launch, is located near Udeni Community, before Obadah, along the Benin-Auchi Expressway.
Edo State was chosen deliberately for its fertile soil, favourable climate, consistent rainfall, and long history of high-yield crop production. The state is a leader in oil palm, plantain, pineapple, and rubber farming, making it a prime location for sustainable agricultural investment. Investment Process & Getting Started
How do I start investing with SilvaWell Limited?
The process has three steps: (1) Choose your estate size from our investment packages page, (2) book a free farm inspection to visit the estate in Edo State and verify everything before committing, (3) complete payment and receive your legal land documents. What is the minimum investment amount?
Our smallest available package is the Half Acre Entry Pack at ₦2,800,000. View all estate sizes and prices on our packages page.
Can I pay in installments?
Yes, Silvawell Limited allows investors to pay in instalments. When you make your first payment, you will receive a payment receipt or invoice and a Contract of Sale for the portion of the estate you are investing in.
The Deed of Assignment and other legal documents that formally confirm ownership and transfer of that portion of the estate will be issued and perfected once full payment for your selected portion has been completed and officially acknowledged by Silvawell management.
This ensures your investment is secure while giving you the flexibility to complete payment over time.
How long does the process take from payment to the issuance of documents?
Once your payment is confirmed, your copy of the Certificate of Occupancy, Deed of Assignment, Allocation Letter, and other relevant documents will be processed and delivered, typically within 14 to 20 days, officially confirming your ownership of the portion of the estate you are investing in.
Please note that if the specific oil palm estate location you wish to invest in has already been fully sold at the time of your full payment, you will be allowed 7 to 8 months for reallocation to a plot in our next oil palm estate phase. This timeframe enables us to:
- Carefully verify and approve the land
- Complete all necessary documentation
- Prepare the estate and implement planting, layout, and structuring
- Ensure the new phase is fully launched and ready for allocation
This process guarantees that your investment is secure, legally compliant, and positioned for optimal productivity. By allowing this period, you help us maintain the high standards and operational excellence that make Silvawell estates a reliable and profitable investment.

Do I need to be physically present to invest?
While a visit to the oil palm estate is strongly recommended and it’s provided free of charge, it is not mandatory. Visiting the estate allows investors to see firsthand the quality of the land, oil palm and plantain cultivation, and estate management processes, providing added confidence in their investment.
For diaspora investors or those unable to travel or who might have one or two engagements and can’t come over, the investment process can be completed remotely. After a video call with our team, you can review the estate, discuss investment details, and securely complete all necessary documentation. This ensures that all investors, whether residing here or international, can participate fully, with the same level of transparency, legal compliance, and confidence in their investment. Returns, ROI & Profitability
When will I start receiving income from my estate?
Our Tenera oil palm trees, sourced from our partner NIFOR, typically begin fruiting around 2.5 to 3 years after planting. However, we do not harvest the first set of fruit. Instead, we carry out ablation, a process that removes these initial fruits, allowing the palm base to fully develop and get strengthened.
Why ablation matters:
- It ensures the trees develop strong, healthy trunks, which are vitalfor long-term fruit production.
- It prevents premature harvesting, which produces fresh fruit bunches (FFB) with high water content, reducing the quality and oil yield of early harvests.
- By strengthening the palms early, ablation maximizes future oil yield, fruit quality, and estate profitability, ensuring the estate reaches its full productive potential.
What this means for investors:
While there is no income from the first fruit, the estate is carefully managed to ensure higher and more sustainable returns in subsequent harvests. Full commercial harvesting begins from Year 4, after which your estate can generate steady income for 35 years or more, providing long-term, reliable wealth creation.
This is also why we intercrop plantain in the estate. During the early waiting phase, the revenue from the plantain covers all estate maintenance, weeding, fertilization, pest control, and other operational costs, so investors are never asked to contribute additional funds. How much will I earn per year from my estate?
Based on 2026 market prices and NIFOR-certified Tenera yield data: • 1 Acre: ₦450,000–₦810,000/year (Year 3) rising to ₦850,000–₦1,810,000/year (Year 5+) • 2 Acres: ₦900,000–₦1,620,000/year (Year 3) rising to ₦1.7M–₦3.62M/year (Year 5+) • 3 Acres: ₦1.35M–₦2.43M/year (Year 3) rising to ₦2.55M–₦5.43M/year (Year 5+) For full projections per package, visit our packages page.
Am I charged for farm maintenance during the pre-harvest period?
No. SilvaWell intercropping model: Plantain, a food crop, is intercropped between young oil palms during Years 1–3. Revenue generated from selling these intercrops is strictly used to cover all estate maintenance costs, including weeding, fertiliser application, pesticide application, and other post-planting operations. You are never billed for pre-harvest upkeep. This is one of SilvaWell’s core investor protections
How are returns paid — cash, bank transfer, or produce?
Returns from your estate are paid via bank transfer to your nominated Nigerian account. You do not receive physical palm oil, as our team professionally processes the harvest and sells the Crude Palm Oil (CPO) and Palm Kernel Oil (PKO) through established market channels. Net proceeds are remitted to investors after deducting management costs at the end of the year.
If you choose to manage your estate yourself, you have the choice to decide who to sell to and where to sell your palm oil or other by-products. Additionally, investors interested in entering the palm oil business or buying by-products directly can contact us to explore tailored arrangements.
This approach ensures that all investors, whether fully hands-off or actively managing their estate, can enjoy transparent, secure, and profitable returns, while maintaining the long-term productivity and sustainability of the Silvawell oil palm estate.
What is the current market price for palm oil in Nigeria?
In 2026, Crude Palm Oil (CPO) trades at ₦900,000–₦1,300,000 per ton in Nigeria, depending on the season and location. Prices are typically 20–30% higher during the dry season (November–April). Palm Kernel Oil (PKO) commands ₦1,500,000–₦2,100,000 per ton. Do my returns increase over time?
Yes. As your oil palms mature from Year 4 to Year 7, yield per tree increases significantly. Combined with the expectation that palm oil prices will continue to rise with inflation and population growth, your annual returns are expected to increase over the first decade of your estate’s productive life.
Legal Documents & Investor Protection
What legal documents will I receive?
Every investor receives: • A copy of the Certificate of Occupancy (C of O). Certificate of Occupancy (C of O), the highest category of land title in Nigeria, state-issued and legally binding • Deed of Assignment, legally transferring ownership of the specific acreage to your name. These are the same documents used in conventional Nigerian real estate transactions. .
Is my land registered in my name or SilvaWell's name?
Every Silvawell estate is supported by a registered survey plan for the entire parcel of land and a Certificate of Occupancy (C of O), currently held under Silvawell Limited. Once your payment for your chosen land portion is fully completed, Silvawell Limited will provide you with:
- A copy of the full estate survey plan
- A copy of the Certificate of Occupancy (if available)
- A Deed of Assignment in your name, which legally transfers ownership rights to you as the landowner
- An Allocation Letter specifying the exact portion of the estate allocated to you
- A Sketch Plan showing the exact coordinates, bearings, and cadastral details of your land within the estate
- An Oil Palm Estate Management Agreement in your name
Please note that Silvawell does not provide individual survey plans for each investor’s land size. The Sketch Plan serves the same purpose, clearly showing the exact location, boundaries, coordinates, bearing, and all necessary cadastral information of your allocated land. However, if you require a personalized survey plan, it can be prepared for you at an additional cost.
This ensures that while Silvawell Limited professionally manages the estate, your legal ownership and rights are fully secured, giving you the freedom to appoint another manager, sell, or transfer your land in the future.
What happens to my investment if SilvaWell Limited closes?
Silvawell Limited is structured for long-term growth, continuity, and estate sustainability. Oil palm is a long-term agricultural asset with productive value lasting 35 years or more, and our business model is built around the same long-term vision. This is why we have invested in proper land documentation, estate planning, physical offices, strategic partnerships, professional management systems, and a structure that allows the estates to remain productive for decades
Our focus is not just on selling land, but on developing, managing, and sustaining oil palm estates that create long-term wealth for investors. Silvawell Limited also reserves portions of its estates for the company, meaning we are invested in the same long-term success and productivity as our investors.
Your investment is further protected through proper documentation. Once payment is fully completed, your ownership rights to the portion of the estate you invested in are documented through your Deed of Assignment, Allocation Letter, Sketch Plan, Oil Palm Estate Management Agreement, and other relevant documents.
The entire estate of our phase 3 is backed by a registered survey plan and a Certificate of Occupancy in view, while your allocated portion is clearly identified on your Sketch Plan, which shows the exact coordinates, bearings, boundaries, and cadastral details of your land within the estate.

Is this investment regulated by the SEC or CBN?
Silvawell Limited is not a bank, deposit-taking institution, fund manager, or capital market operator. Our oil palm agro-real estate model is structured around land ownership, oil palm estate development, and professional estate management.
Investors are not placing money with Silvawell as a savings deposit, fixed deposit, mutual fund, collective investment scheme, or capital market product. Instead, investors acquire a documented portion of an oil palm estate, with ownership rights transferred through the required legal documents after full payment.
The Central Bank of Nigeria, CBN, mainly regulates banks and other financial institutions, while the Securities and Exchange Commission, SEC, regulates Nigeria’s capital market, securities, and registered capital market operators. Silvawell Limited’s operations are therefore not presented as a CBN or SEC-regulated banking or capital market product.
However, Silvawell Limited is fully registered with the Corporate Affairs Commission, CAC, and also registered with SCUML under the EFCC for compliance with anti-money laundering requirements. We also work with relevant agricultural, land, and professional institutions to ensure that our estates are properly structured, documented, and managed.
Can I transfer, sell, or pass my estate as an inheritance?
Yes. Your estate is a transferable asset. Once your payment is fully completed and your ownership documents have been issued in your name, you have the right to sell, gift, transfer, or include your estate as part of your inheritance and estate planning.
This means your investment is not only for your personal benefit, but can also serve as a long-term asset that may be passed down to your children, family members, or chosen beneficiaries.
Silvawell Limited can assist with the administrative process required for the ownership transfer, including guidance on documentation, verification of the estate portion, and updating relevant records where necessary. Any transfer will be handled in line with the required legal process and the terms of your ownership and estate management documents.

What seedling variety does SilvaWell use?
We use NIFOR-certified Tenera hybrid oil palm seedlings across our estates because planting material is one of the most important factors in the success of any oil palm investment. Tenera is a high-yielding hybrid variety, developed from the Dura and Pisifera oil palm types, and is widely preferred for commercial oil palm production because of its better fruit quality, higher oil-bearing capacity, and stronger long-term productivity.
By partnering with the Nigerian Institute for Oil Palm Research (NIFOR), Silvawell Limited ensures that our estates are established using improved, reliable planting materials suitable for commercial-scale production in Nigeria. Compared to traditional or unimproved oil palm varieties commonly used by many smallholder farmers, Tenera hybrids can deliver significantly higher yields when properly planted, maintained, and managed.

Who manages the day-to-day farm operations?

How do I know my farm is being properly managed?
SilvaWell provides annual farm reports to all investors, including yield data, maintenance records, and market price information. You are also welcome to visit your estate at any time. Simply inform us in advance, and we will arrange access. Transparency is central to how we operate.
What crops are intercropped on my estate?
During Years 1 to 3, before the oil palms reach commercial maturity, we intercrop the estate with plantain only, a food crop with strong market demand in Edo State and surrounding markets.
Plantain is selected because it is well-suited to Edo State’s soil and climate, has strong local market acceptance, and provides a practical source of revenue during the oil palm waiting period. The revenue generated from the plantain is used to fund key estate maintenance activities such as weeding, fertilization, pest and disease management, and other post-planting operations.
This means investors are not burdened with yearly maintenance costs while waiting for the oil palms to mature. The plantain intercrop helps keep the estate active, productive, and properly maintained until full commercial harvesting of the oil palms begins.
Diaspora & Remote Investors
Can I invest from outside Nigeria?
Yes. Many of our investors are Nigerians based in the UK, the US, Canada, the UAE, and other countries. You can complete the investment process remotely after a video call with our team. All documents can be delivered physically or digitally. Contact us to start the remote investment process.
How do I verify that SilvaWell is legitimate from abroad?
We encourage all diaspora investors to: • Arrange a video call tour of the estates before investing • Request proof of CAC registration • Ask for a copy of a completed investor’s land documents (with personal details redacted) • Ask a trusted contact in Benin City to visit our branch office at 201 MM Way • Book a free inspection — if travelling to Nigeria, the Oil Palm Estate visit will answer every question you have
Can I invest in Naira from abroad?
Yes. Investment amounts are in naira. You can transfer naira from a domiciliary account, use a fintech platform (Flutterwave, Wise, etc.), or arrange a transfer through a trusted contact in Nigeria. Our team will guide you through the most convenient payment method for your location.
Will my returns be affected by the naira devaluation?
Interestingly, naira devaluation typically benefits your investment. Palm oil prices in Nigeria rise when the naira weakens, because import costs increase and domestic palm oil becomes even more competitive. Your returns are in naira, but they are backed by a commodity (palm oil) whose naira price rises with devaluation, providing a natural hedge against currency risk.
Can family members in Nigeria manage my investment relationship?
Yes. Many diaspora investors appoint a trusted family member or friend in Nigeria as their local contact for visits, document collection, and communication. SilvaWell’s team is available by phone and WhatsApp at all times for investors wherever they are located.
